Site Plan Request
Purpose
Site Plan is the final plan required in the site plan approval process. The site plan is a detailed plan of the public and private improvements to be constructed.
Criteria
The proposed development is one lot
No phasing
An active Preliminary Site Plan that is not expired.
Approval Body
Preliminary Site Plan requests are approved by Planning & Zoning Commission.
Required Forms & Exhibits
All requests are submitted online via the Citizen Self Service (CSS) Portal (Link) and shall be submitted per the development schedule
Owner Acknowledgment Form (PDF) - For Property owners, you must provide the deed to the property to verify ownership. For Third Party representation, you must provide documentation that you are an authorized signer for your business.
Current Tax Certificate (PDF) or statement showing there are no delinquent taxes
CAD FIles .dwg and .pdf files of all exhibits - Emailed to planningdept@prospertx.gov

Site Plan Checklist (PDF) - Completed and Signed
Landscape Plan Checklist (PDF) - Completed and Signed
General Tree Survey Checklist (PDF) - Completed and Signed
Open Space Plan Checklist (PDF) - Completed and Signed
- Civil Engineering Plans (Including landscape and plans)
- Final Plat, Replat or Amending Plat
- Facade Plan
Expiration
18 months from the date that the preliminary site plan is approved by the Planning and Zoning Commission. An extension may be granted.
Extension
- An extension may be only requested at least 30 days prior to lapse of such plan as provided in these regulations.
- A Letter detailing the reason for the extension is required
Fees
Fees will be processed once the application is deemed complete. Fees will be invoiced via the Citizen Self Service (CSS) Portal (Link)
