Pre-Application Meeting (PDF)

The purpose of the pre-application meeting is to provide preliminary information on a development. 

Annexation (PDF)

Annexation is the procedure by which a property located in the Extraterritorial Jurisdiction, may be brought into the Town of Prosper.

Straight Zoning (PDF)

Zoning is required for each property within the Town of Prosper and provides the land uses and regulations for which the property may be developed. If the proposed development does not conform, a straight rezoning may be requested. A Future Land Use Plan may be required if the zoning is not compatible with the Comprehensive Plan.

Planned Development Zoning Request (PDF)

Zoning is required for each property within the Town of Prosper and provides the land uses and regulations for which the property may be developed. If the proposed development does not conform and if straight zoning does not "fit", a planned development zoning request may be submitted.

Future Land Use Plan Amendment (Link)

Per the Comprehensive Plan, a zoning shall conform to the Future Land Use Plan. If it does not conform, a request shall be submitted with a zoning request.

Specific Use Permit (Link)

A Specific Use Permit is the procedure by which a specific use that is not entitled by straight zoning may be allowed within the Town of Prosper.

Preliminary Site Plan (PDF)(Required with Conveyance Plat Submittal)

A Preliminary Site Plan is the first step proposed in the review process for a development plan. Preliminary site plan approval assures the applicant that the general layout is acceptable prior to proceeding with detailed engineering and design work.

Site Plan Request (PDF)(Required with Final Plat/Replat/Amending Plat Submittal)

A Site Plan is the final plan required in the site plan approval process. The site plan is a detailed plan of the public and private improvements to be constructed.

Facade Plan (PDF)(Required with Site Plan Submittal)

A facade plan shall be submitted with the final site plan application for all non-residential uses. Facade plans will be used only to ensure minimum standards are met. The facade plan and site plan are submitted concurrently with two separate applications.

Open Space Plan (PDF) (Required with Site Plan Submittal)

Open Space Plan is required to ensure conformance to the Zoning Ordinance in addition to the Open Space Master Plan. Open Space Plans shall be submitted with a Site Plan.

Landscape Plan (PDF) (Required with Site Plan and Civil Engineering Plan Submittal)

Landscape related plans are required to ensure conformance to the Zoning Ordinance, Code of Ordinances, Parks Plan, and Open Space Master Plan.

Plat (Link)

Platting is the procedure by which a tract of land is legally divided into defined lots for development or sale.

Variance Request (Link)

The Construction Board of Appeals, and/or Board of Adjustment may hear Variances to permit Variances or zoning Variances, including modifications of height, yard, area, coverage, and parking regulations, subject to finding the Variance meets all four criteria in the document.
